Letting Property - Instruct Us
A bespoke service for landlords
Manors’ highly-experienced professional lettings team has in-depth knowledge of the lettings market in each of the areas we cover, coupled with all the marketing expertise necessary to attract quality tenants in order to let your property for the highest possible price.
Manors’ service for landlords includes:
Our proactive accounts team will ensure that any rent due is collected and paid to you on time. We issue regular statements of account and respond quickly to any queries you may have. We can also make mortgage and insurance payments on your behalf and pay service charges and ground rents if required.
Full property management
Manors offers a professional and efficient property management service to assist busy landlords. This removes the hassle of organising repairs and maintenance and ensures that your property will comply with any new legal requirements. All properties managed by Manors are well-maintained and we go the extra mile to ensure that any essential work is carried out efficiently and with minimal disruption to tenants. Tenants are increasingly requesting managed properties and many landlords are rapidly catching on to the fact that a well-managed property increases their chances of keeping tenants for longer periods, thereby reducing any potential voids.
We aim to stay on good terms with your tenants for the duration of their tenancy agreement. Because of our relationship with them, we are usually aware of their plans to stay or move well in advance of their tenancy coming to an end. If they are staying, we will work hard on your behalf to negotiate better terms for you when it comes to the tenancy renewal and to increase rents in line with the market rate. Alternatively, if the tenants can’t be persuaded to stay, we will ensure that replacement tenants are found in a timely fashion in order to minimise the chance of a void occurring. Throughout the process, we are here to advise you every step of the way and we are in constant contact with all parties involved to ensure everyone is fully informed as to what is going on.
Our sister company, Base Interior, offers a one-stop shop and can assist with all aspects of upgrading your property, from design through to completion, in order to help maximise your rental return. From a straightforward redecoration to major renovation work, Base’s friendly and helpful team can provide free no-obligation quotes for all types and styles of interior design.
Help and guidance for investors
Manors provides sound property investment advice to investors of all types, including private individuals with a single rental property, individuals or small companies with multiple properties, and property funds owned by leading institutional investors containing a large number of properties. We monitor the market closely and offer sound acquisition and disposal advice, as well as guidance on enhancing the value of individual assets.
For maximum rental returns, our experienced lettings team can advise you on the best possible ‘look’ for your properties in order to achieve a quick let for a premium price. Thanks to our close relationship with Base Interior, we can assist you with this every step of the way from purchase, via minor or major refurbishment, to successful rental.
Marketing your property
As soon as we receive your instruction, we will arrange for a photographer and floor planner to visit your property and we will then put together a professional lettings brochure to attract suitable tenants.
A prime location
Manors is located in arguably the most prominent position in Marylebone, on the corner of Portman Square at No.1 Baker Street, moments from Oxford Street, one of the world’s busiest shopping areas. World-renowned Selfridges and Marks & Spencer's flagship stores are moments away, along with a number of luxurious hotels, including the Churchill Intercontinental, and a variety of overseas banks. Demographically, Manors benefits from more passing trade than any other local estate agent in Marylebone and your property will be displayed in our triple-fronted windows overlooking Baker Street and Portman Square for all to see.
An extensive database of qualified applicants
As soon as you are ready for us to begin marketing your property, we will ensure that it is featured on Manors' interactive website where applicants can view available properties and sign up to receive property alerts. Because we take the time to sit down with applicants to discuss their individual requirements, we can assess whether your property is likely to meet their needs in order to avoid wasting your time or theirs with unnecessary viewings. In addition, we will do our utmost to ensure that potential tenants have the necessary funding in place and can meet your preferred timescales. This preparation helps us to match tenants with the properties we represent more effectively and maximises the chance of applicants being interested in your property when they come to view it. Once details of your property are emailed to registered candidates, we will proactively telephone applicants who are most likely to be interested to encourage them to arrange a viewing.
In addition to being featured on Manors’ website, your property will be included in all the leading property web portals such as rightmove.co.uk, the largest property website in the UK, as well as globrix.com, zoopla.co.uk, findaproperty.com, primelocation.com and various others. All enquiries generated from these sources will be referred directly to our lettings department in order for us to follow up the leads.
Press advertising and PR
To complement the internet advertising, your property will be promoted in the most suitable local, national and international newspapers and magazines available, which may include London Property, The London Magazine, The Evening Standard, The Marylebone Journal, City AM, The Sunday Times and other relevant titles. We have developed excellent relationships with most major local and national newspapers and we also send out press releases to promote any particularly interesting or newsworthy properties we have available to let on a regular basis in order to secure free editorial coverage for our clients.
We regularly send letters, postcards or brochures to addresses in the local area to raise awareness of the Manors’ brand and to highlight recent deals and details of new instructions. This is an effective way to alert potential tenants in the immediate vicinity that your property is available to let.
Flexible accompanied viewings
The majority of our clients prefer to arrange viewings during business hours, but at Manors we know that this isn’t always possible, which is why we are generally available to conduct viewings after hours or on Saturdays & Sundays. However, we will always liaise with you to ensure that any out-of-hours viewings don’t cause unnecessary inconvenience. We accompany all viewings, staying on hand to answer any queries, and provide regular viewing feedback to assist with your letting decision.
Manors’ highly-trained property management team provides an efficient and reliable service for landlords to ensure your property is properly maintained and that any necessary repairs are dealt with promptly and effectively.
The majority of our clients are based overseas and leave the management of their properties entirely to us. However, whether based in the UK or abroad, all our clients receive detailed communications should any issues occur that affect their property, along with regular updates in addition to their regular quarterly inspection reports.
We hold a management float for each property we represent to ensure its smooth running at all times and any necessary expenditure is carefully accounted for. We are on hand day and night to deal with any emergencies that may arise and to provide you with all the help and advice you require. We are also in direct contact with professional advisors such as solicitors should their assistance ever be required.
